Representative Transactions
Recognizing long term shifts in consumer demands from
renters as well as structural issues in the “for sale” home
market, Mandrake identified great potential in the
single-family rental sector. Mandrake has focused its
efforts on the delivery of communities specifically designed
and purpose built for rent — the build-to-rent (“BTR”)
space. Mandrake commenced its first BTR development in 2017
and continues to actively develop BTR communities across
three styles — cottages, townhouses, and traditional
detached homes — tailored to the targeted end user of
the project. Mandrake controls over 5,000 lots and currently
has communities in production or slated for near term
construction commencement in high growth markets throughout
the Mid-Atlantic and the Sun Belt.
Set on an unprecedented 96 acres in the Napa Valley, Stanly
Ranch is the new flagship of the Auberge Resorts Collection.
Given substantial barriers to entry for new lodging product,
the property is unique within Napa Valley in terms of its
scale and its “in vine” experience. The fully integrated
resort includes 135 cottages for guest accommodation, for
sale residences including 40 villas and 70 vineyard homes, a
world class spa and wedding facilities.
Constructed on the last developable site on Rittenhouse
Square, this 48-story tower occupies the most sought-after
and upscale residential location in Philadelphia. The
residential portion of the project features 65 condominium
units and 189 luxury rental apartments and offers
unprecedented panoramic views of the city. In addition to
best-in-class private amenities, the project is anchored by
Equinox’s first outlet in Philadelphia.
The DTLA Soho House project is a redevelopment of an
existing 90,000 square foot six story former industrial
property. The property is a centerpiece of the burgeoning
Arts District neighborhood. Creatively capitalized via a
sale-leaseback transaction, the property has been
transformed into a club facility featuring two floors of
dedicated club space, a gym facility, a rooftop pool, 48
hotel rooms and an outdoor garden restaurant.
This fee position (subject to a ground lease) under the
Beverly Hills BMW car dealership and service center
comprises 3.8 acres. The property, which represents the only
BMW dealership between the 405 Freeway and Downtown LA, is
improved with a 93,000 square foot showroom and a seven
story, 246,000 square foot service center. The property sits
just east of the La Brea/Wilshire intersection where the
Metro Purple Line subway station is currently under
construction. With dense by right zoning and the potential
for further up-zoning due to its proximity to the Metro
expansion, the asset enjoys substantial value both as a
future large-scale development and in its current format.
